VA condo financing

For a Veteran buying a condo, investigate the project's VA approval early in the transaction.

The project approval matters

VA's lender guidance requires condominium approval. The lender must verify the applicable project status and satisfy any approval conditions before the loan can receive a VA guaranty. A buyer's Certificate of Eligibility or mortgage preapproval does not establish that the condominium project qualifies.

If the project is not approved

Ask the lender about submitting a project approval package and the documentation needed from the association. Plan for that review in the contract timeline. Do not assume FHA's Single-Unit Approval process applies to VA financing.

Verify the right community

Use the legal project name, location, and applicable phase when checking status. A familiar marketing name or an approved neighboring project can lead to the wrong conclusion. Ask the lender to confirm both the project and the specific unit before treating VA financing as a settled option.
