USDA condo financing

A condominium can be considered for USDA’s guaranteed housing program when the location, borrower, unit, and project meet the applicable requirements.

Check the address first

USDA financing depends on an eligible property location and borrower eligibility, including program income requirements. Check the exact address through USDA’s eligibility tools before spending time on a project review.

The project needs a qualifying path

USDA guidance requires the lender to retain condominium documentation supporting the project’s approval or acceptance under HUD/FHA, VA, Fannie Mae, or Freddie Mac standards. A condo is not eligible merely because it is located in a rural area.

Questions for the lender

Ask which condominium standards the lender will use, which documents are missing, and whether any identified project issue prevents that path. Confirm USDA eligibility for the borrower and property separately. If the address or borrower does not qualify, investigate another financing category before assuming the condo itself is the problem.
