FHA condo financing

An FHA-approved project is one possible path. An eligible individual unit in an unapproved project may also have a Single-Unit Approval path.

Two routes to investigate

HUD permits FHA financing for units in approved condominium projects and for qualifying units that meet Single-Unit Approval requirements. A missing project approval does not, by itself, settle whether the individual unit can qualify.

Single-Unit Approval still requires review

Single-Unit Approval is not an exemption from project standards. The lender must obtain the required questionnaire and supporting documents and verify the applicable unit and project requirements. Insurance, financial condition, legal matters, and physical condition can affect eligibility.

Realtor action plan

Confirm the legal project name and approval status, including the applicable phase. If the project is not approved, ask whether the lender offers Single-Unit Approval and whether the project fits that path. Bring the HOA contact into the conversation early so documentation does not arrive at the end of the contract period.
